Why Moisture Testing Is So Important Before Installing Epoxy Floors
When homeowners think about a long-lasting epoxy floor, they usually focus on the coating itself. They compare flake colors, warranties, gloss levels, and pricing. In reality, one of the most important steps happens before the first drop of epoxy is ever mixed: moisture testing.
After nearly 20 years in the epoxy flooring industry, I've learned that concrete can be deceptive. A slab may look perfectly dry on the surface while moisture vapor is still moving through it from below. That hidden moisture is one of the leading causes of coating failures, including bubbling, blistering, peeling, and complete delamination months or even years after installation. Industry standards recognize moisture vapor transmission as one of the biggest causes of resinous flooring failures, which is why professional moisture testing is considered a critical part of proper floor preparation.
Why Surface Preparation Matters
Many homeowners don't realize that how a floor is prepared can directly affect its moisture content.
For example, some contractors still prepare concrete by pressure washing or acid washing. While those methods may appear to clean the surface, they also introduce large amounts of water back into the concrete. Concrete is porous, and once that moisture is absorbed, it takes time to work its way back out. Installing a coating too soon after a wet preparation method can increase the risk of adhesion problems later on.
Acid washing presents another concern. Besides adding moisture, it changes the surface chemistry of the concrete. If the floor isn't completely neutralized and rinsed properly, the altered pH and residual salts can interfere with adhesion and reduce the long-term performance of the coating system.
This is one of the reasons professional installers often rely on mechanical diamond grinding. It creates the proper concrete surface profile without saturating the slab with additional water and provides a much more reliable foundation for the coating.
Florida Adds Another Challenge
Living and working in Florida has taught me something that moisture meters alone can't always predict.
A garage floor tested during our cooler, drier months may show moisture levels that fall well within a manufacturer's acceptable limits. The exact same slab can behave very differently once summer arrives and weeks of heavy rain raise the moisture conditions beneath the concrete.
For that reason, my installation philosophy has evolved over the years. Even when a floor produces an acceptable moisture reading, I typically install a moisture vapor barrier as part of the system. Is it always required by the product manufacturer? Not necessarily. But after seeing how dramatically Florida's climate can change a slab's moisture conditions throughout the year, I believe it's inexpensive insurance against one of the most common causes of coating failure.
I'd rather prevent a problem than explain one.
Experience Matters
One project I'll never forget involved an $18 million home where the floor had been prepared using a pressure washing method before it was coated. Months later, the entire coating system was peeling from the concrete. The failure wasn't caused by the topcoat—it started long before the coating was ever applied because the concrete wasn't properly prepared and protected.

An epoxy floor is only as good as the concrete beneath it. Proper diamond grinding, professional moisture testing, and choosing the right primer or moisture mitigation system aren't shortcuts—they're the foundation of a floor that will perform for years.
If you're considering a garage floor coating, don't just ask what products your contractor uses. Ask how they prepare the concrete. Ask how they test for moisture. Ask whether they account for Florida's unique climate.
Those answers will often tell you far more about the quality of the installation than the warranty printed on the brochure.
